Do I Need a Material List for My House Plan and What Does It Include?

A material list (sometimes called a materials list or bill of materials) is a detailed inventory of all the major building materials required to construct a house based on your specific house plan. It outlines what materials you need and roughly how much of each item will be used — from cement and blocks to roofing sheets, doors, windows, and more. This list does not come automatically with every house plan, but you can often request or purchase it as an optional add‑on if available for the plan you’re buying.

Having a material list is extremely helpful once you’re ready to start building because it lets you and your builder estimate costs more accurately, plan purchases, avoid ordering too little or too much material, and stay organized during construction. Instead of guessing what and how much you need, the material list gives you a clear reference to work from when talking with suppliers, getting quotes, or budgeting your project.

Without a material list, you may still build using a plan alone, but you (or your builder) will have to manually calculate materials from the drawings — which takes time and may lead to estimation errors or unexpected expenses later. A material list helps reduce guesswork, speed up planning, and make your building process smoother and more predictable.
