This modern 2-bedroom Nigerian house plan is designed to combine comfort and functionality in a compact yet stylish layout. The ground-floor arrangement begins with a welcoming entrance lobby that provides a smooth transition into the home while also maintaining privacy from direct outside views. From this point, movement flows naturally into the central living spaces.

At the heart of the home is the lounge, which serves as the main family living area. It is directly connected to the dining space, creating an open and interactive environment that is perfect for family gatherings and entertaining guests. Adjacent to the dining is the kitchen, which is strategically positioned for convenience. The kitchen is well-sized and practical for modern-day cooking, with easy access to the dining area for meal service.

The house features two well-proportioned bedrooms that offer privacy and comfort for the occupants. Each bedroom is designed with accessibility in mind, ensuring easy connection to the bathrooms and other shared facilities. The design also includes multiple W/Cs distributed across the plan to serve both the bedrooms and visitors, providing convenience for everyone in the home. In addition, a storage space has been included to cater for household supplies, while the lobby and circulation spaces are carefully arranged to link all rooms efficiently without wasting space.

In terms of size, the building has a total width of 12.400 meters (approximately 40.7 feet) and a length of 12.075 meters (approximately 39.6 feet). These dimensions make it a good fit for a plot of land measuring 50 by 100 feet. With its footprint, the house comfortably sits on the plot while leaving enough space around it for setbacks, landscaping, parking, or even future extensions.

Overall, this 2-bedroom modern house plan is compact, functional, and practical for small to medium-sized families. It offers a thoughtful design that balances private and shared spaces, while also fitting perfectly on a standard 50x100ft plot of land, making it an excellent choice for homeowners in both urban and suburban settings.
